Goals and expectations

  • Prepared comparable market analysis to establish market value
  • Prepared listing package specific for your home
  • Provide a checklist of activities to explain process and expectations

On-Going

  • Updating you on feedback of showings, I will contact every agent after viewing

Offers

With multiple offers there are variations….I have an Excel spreadsheet to help analyze the offers to evaluate them together.

  • Discuss merits and weakness of each offer of only prequalified buyers
  • Verify funds
  • Contact buyer’s agent to review buyers’ qualifications
  • Prepare and convey counteroffers, acceptance or amendments to net highest price and best conditions
  • Negotiate offers on seller’s behalf with deadlines

Behind the scenes:

There are many moving parts to a transaction and it is my role to jump over hurdles and make it as seamless as possible for you

  • Open escrow
  • Deliver Transfer Disclosure Statement and other disclosures
  • Maintain communication with buyer’s agent to meet deadlines and concerns to maintain momentum
  • Loan updates regularly
  • Update you on progress

Inspection:

  • Coordinate inspection time with you
  • I will be present
  • Review report
  • Explain requests for repairs and your options
  • Obtain contingency removal

Appraisal

  • I will be present to provide comparables and point out improvements and amenities
  • Obtain contingency removal

Closing preparations

  • Confirm with escrow that paperwork is in order (no surprises)
  • Assist if any issues arise
  • Ensure all forms and files are in order…careful review
  • Final walk through for buyer’s agent
  • Confirm dates and closing figures
  • Order Home Warranty-for buyer.
  • Aid in transition, timing of moving
  • MLS updates and transaction program
